First, lets explain how most builders operate. Typically, mostly everything is subcontracted. Other companies are hired to perform the work and I think you would be surprised to see how little oversight there actually is.
If a plumber makes a mistake (or several) the mistakes are typically only corrected when they are found or when a leak, clog or issue occurs. If you are relying that the superintendent is thoroughly looking at this or even if they know what to look for, then you are simply leaving it up to chance. If you are relying on a code inspector (from the county building department) to find all the items, well understand they only inspect certain steps and not everything (very minimal actually).
A lot of different contractors work on the home, many of these contractors can cause discrepancies on other systems in the home. For example, the siding or painting contractors can cause damage to the roof while working on the siding above the roofline. The shingles often get damaged from ladders and equipment while working. An electrician can do a repair, but never puts the insulation back at the walls or ceiling. The drywall contractor can just forget to cutout an air vent and then its out of sight out of mind. So even if the components are okay after install, it doesn't mean they will be okay after additional contractors finish their job.
These are just a few things we find on a routine basis and its more common than you think. We always find multiple discrepancies with every new construction home we do, so expect some issues. There could be significant discrepancies or maybe only minor ones, but either way the builder will spend a lot more fixing the items than what the inspection costs. For that reason alone, the inspection is worth it, but of course there are many other reasons.
Sure, you can wait until the builder warranty to have the home inspected, but the warranty will only cover certain things and you simply lose all the leverage if you wait until after closing. The builders will often give way more attention to a home that has been professionally inspected and less attention to a home that hasn't been.
In conclusion, a home inspection for a new construction home is an important step in the buying process. It can help ensure the safety and stability of the home, allows you to get a much better product and avoid unexpected costs.
So what are the phases for new construction inspections?
Pre-Pour Foundation Inspection
The foundation inspection is before the concrete is poured. This is important, as the components under the concrete are critical to ensure you do not have foundation issues overtime. The grading, form boards, trenches, rebar, structural embedded straps, plumbing, vapor barrier, etc. are inspected for proper installation and integrity to ensure your home is built to last.
Pre-Drywall Inspection
The Pre-Drywall Inspection inspects for the components before the drywall is installed. This is the only chance to catch the mistakes before they are not visible. Most people are shocked on how many discrepancies are found during this inspection phase.
New Construction Final Inspection
This is the inspection when the home is complete, typically about two weeks before closing (on average). Our thorough inspections are what you need to get the most out of the builder. The defects are documented on a detailed inspection report. From the foundation to the roof, we've got you covered

One year warranty Inspections
This is the last chance to find the issues with your new home. Typically performed at or near the 11 month mark, this inspection thoroughly examines the home for defects, so the builder can fix the concerns before the builder warranty expires.
Do I need all 4 Phases?
While choosing all 4 phases can ensure every step of the building process is looked at and is recommended, you do not necessarily need to have all 4 phases inspected. We recommend at least having the pre-drywall and either the final inspection or the warranty inspection at a minimum. We find constant issues during new construction inspections, so many would consider it foolish not to at least not have one of these inspections, considering the price your are paying, the common mistakes that are almost a guarantee and the inexpensive price of the inspections.
These prices are only for homes less than 3,000 SQ FT. There are slight increases in price for larger square footage homes.

GENERAL HOME INSPECTION

Although commonly referred to as a "termite inspection" Termites are not the only pest that can destroy your home. Wood-Boring Beetles, Brown and White Rot Fungi (just to name a few) also can cause damage. Unfortunately, Florida has a high potential for wood destroying organism damage due to its climate. The WDO inspectors look for past and present infestation as well as evidence of past treatments. We bring a separate WDO Inspector from All In One Termite and Pest Control or Bugman Xpress for this inspection, solely looking for wood destroying organisms, WDO damage and wood decay.
4-POINT INSURANCE INSPECTION
A 4-Point Inspection is usually required for your Insurance Provider if the home is 30 years old or greater. This Inspection covers Four Main Systems of the home. Electric, Plumbing, HVAC and Roof. This inspection is documented on an Insurance Form and is used as a Risk Management Tool for Insurance Companies. If your home is older than 30 years, this inspection will most likely be needed to obtain Home Owners Insurance.
WIND MITIGATION INSPECTION
A Wind Mitigation is the implementation of certain building techniques in order to limit damage caused by intense wind. Having A Wind Mitigation Inspection can save you money every year on your Home Owners Insurance. This inspection can put more money in your pocket. Just send our Wind Mitigation Report to your insurance provider and they will apply the discount if your home applies.
NEW CONSTRUCTION PHASE INSPECTIONS
There are 4 separate new construction phase inspections. The first is the Pre-Pour Foundation Inspection (inspects all components before the concrete is poured). The second is the Pre-Drywall Inspection (the components before the drywall covers the components for good). Third is the Pre-Closing Inspection, which is when the home is complete and 4th is the One Year Warranty Inspection, which is the home before the builder warranty expires.

The Pool & Spa Inspection is a thorough examination of a pool or spa to ensure its components and mechanics, meet established standards and are operating safely and properly. So before you enjoy you’re Pool and Spa, have them inspected by our professional and certified Inspectors.
Need testing for possible health hazardous mold? Water tests for impurities? Asbestos or Lead? Sewer scope inspection?
